Hi Heidi-
 
We are getting the landplanning done directly on the survey map and using
the easement map (like your hand drafted, but done digitally) as a field
reference/baseline document. The survey map is recorded first and and
referenced in the easement document, both of which are then referenced in
the deed to the property upon the next transfer (insert in the transfer
clause). There are many places for mistakes to happen in this process though
and we've had to have a few landowners refile their deeds after the
transfer.
 
I believe you can file a full size map with the CC clerk's office with
limitations on the size (32"x24"??) but I think they are scanning those as
well. I might suggest meeting with the County Clerk to see how she would
solve this problem, at least you could get some lunch at Earth Foods. They
have the best burritos.

Hello All,

 

I have a question about how others file easement maps (specifically in Col.
Co, but also elsewhere). In the past we filed an 11 x 17 copy of the
easement map that was stamped and accompanied the document, until recently
when the county clerk started scanning the documents in and now they reduce
the maps so they fit onto 8½ x 11. The problem with this is once they are
copied a couple of times or reduced more they are pretty much illegible.

 

I am wondering how others  deal with this type of issue, are you filing maps
separately from the easement at a larger scale,  what size is the original
easement that is being filed and is there a different process that people
use for filing that enables the maps to be legible once they are filed if
they are being reduced?

 

On a similar note, I am curious about how other easement maps are being
created, what they look like, and what kinds of programs are being used.

 

Any insight would be greatly appreciated.
